How our estate clearance service works

1. Initial consultation. We visit the property to assess the contents and discuss what you need. This visit is free and there is no obligation.
2. Probate valuation. If required, we provide a formal written valuation of the contents for probate and inheritance tax purposes, and for insurance if needed.
3. Item separation. We carefully separate the contents into auction lots, items for recycling, charitable donations and waste, and set aside anything the family wishes to keep.
4. Auction consignment. Saleable items are catalogued, photographed and entered into our fortnightly sales, where they are offered to bidders in the room and online. Proceeds, less our standard 18% commission and £2.00 lotting fee per lot, are paid to the estate, typically within 15 to 21 working days of the sale.
5. Property clearance. The property is left clean, empty and ready for sale, letting or handover to the beneficiaries.

Probate valuations

We offer formal probate valuations for HMRC inheritance tax purposes. Our auctioneers prepare accurate, market-based valuations on an open-market basis, in a written form that solicitors and executors can rely on as part of the probate process. Because this is a documented service rather than a quick auction estimate, please talk to us first so we can agree exactly what is needed.

If you are administering an estate on behalf of a family, we can deal with you directly, provide a single point of contact, supply inventories and valuation reports in a format that suits your file, and account for sale proceeds with a clear settlement statement for each auction. We are fully insured and adhere to HMRC anti-money laundering guidelines, so you can be confident that funds are handled properly.
